This project completely transformed an outdated and compartmentalized kitchen into a bright, open-concept living space designed for modern family living and entertaining.
The original layout featured a small kitchen separated from the dining area by a load-bearing wall. An exterior balcony adjacent to the dining room further limited the usable interior space and prevented the home from reaching its full potential.
Our clients wanted a larger, more functional kitchen with improved flow, additional storage, increased natural light, and direct access to the backyard.
Kitchen Remodel with Structural Wall Removal & Dining Room Expansion
Changing kitchen layout is always much more complicated project than like-for-like renovations, especially if bigger structural changes are involved. This case can be a very good practical example of kitchen remodel roadmap
1. Kitchen Plans, Engineering & Permits
Because the project involved structural modifications, the renovation began with engineering, permit preparation, and coordination with local building authorities.
Detailed plans were developed to safely remove the existing load-bearing wall while maintaining the structural integrity of the home. All work was performed under approved permits and inspected throughout the construction process.
2. Demolition Phase
The project started with a complete demolition of the existing kitchen, including cabinetry, countertops, flooring, and finishes.
The load-bearing wall separating the kitchen and dining room was carefully removed according to engineered plans. At the same time, the existing exterior balcony was demolished to allow expansion of the interior living space.
With the wall and balcony removed, the true potential of the home began to emerge.
3. Structural Expansion & Exterior Construction
To accommodate the expanded layout, new structural framing and support systems were installed.
Exterior foundation work, footings, and framing were completed to support a new entry platform and staircase system. The former balcony area was integrated into the home’s interior footprint, creating a significantly larger kitchen and dining area.
A brand-new exterior entrance was added, providing direct access from the backyard into the living space.
The exterior envelope was reconstructed using structural sheathing, weather-resistant barriers, flashing systems, and code-compliant waterproofing assemblies to ensure long-term durability and protection.
4. Mechanical, Electrical, Plumbing & Gas Upgrades
As construction progressed, all major building systems were modernized.
The kitchen received a complete electrical upgrade, including new wiring, dedicated appliance circuits, recessed lighting, under-cabinet lighting, switches, and outlets.
Plumbing systems were reconfigured to support the new layout, while a new gas line was installed for the cooking appliances.
All rough electrical, plumbing, gas, and mechanical inspections were completed and approved before walls were closed.
5. Interior Finishes
Following rough inspections, drywall installation and finishing work began.
Walls and ceilings were repaired, finished, textured, and painted to create a seamless transition between the newly combined spaces.
New flooring was installed throughout the expanded area, visually connecting the kitchen and dining room into one cohesive environment.
6. Custom Kitchen Installation
The centerpiece of the renovation is a stunning contemporary kitchen featuring warm wood-grain cabinetry, clean architectural lines, and premium finishes throughout.
The new layout includes:
