#3. Foundation

After the grading inspection is passed and the foundation work is approved to begin, the next step is preparing the house foundation.

At this stage, we install the foundation formwork — a temporary wooden frame that defines the shape and dimensions of the future concrete foundation. Inside the forms, we place rebar (reinforcing steel), install required plumbing pipes, prepare sleeves or conduits for future electrical lines, and make sure all foundation elements are positioned according to the approved plans.

Only after this preparation is completed and inspected can the concrete foundation be poured.

Types of Foundation of the House

The type of foundation depends on the soil conditions, site slope, structural design, local building code, and the approved engineering plans. In residential construction, the most common foundation types include:

  1. Concrete slab foundation — a concrete slab is poured directly over a prepared base. Plumbing and utility lines are usually planned before the pour, because they may run under or through the slab.
  2. Crawl space foundation — the house is raised above the ground, leaving an accessible space below the floor. This can make plumbing, electrical, and mechanical access easier in the future, but it also requires proper ventilation, moisture control, and pest protection.
  3. Raised foundation with footings and stem walls — concrete footings support short foundation walls, and the structure is built above them. This type is often used when the site requires more elevation or when the design calls for a raised floor system.
  4. Pier and grade beam foundation — vertical piers and horizontal grade beams are used to support the structure. This type may be required by engineering plans for certain soil conditions, slopes, or structural needs.

In California, foundation design must follow the approved plans and the applicable California Building Code or California Residential Code. For example, the California Residential Code includes specific requirements for concrete footings, reinforcement, and seismic design conditions.

In this case, that we are using for demonstrating the home construction process, our house was built on a concrete slab foundation, not a crawl space foundation. Because the plumbing is located inside or under the slab, all plumbing points had to be planned and installed in advance, before the concrete pour. A slab foundation is a common option for residential construction because it creates a solid base, and reduces open space under the house, which can help limit pest access compared with a crawl space.

City Inspections During Foundation Stage in California

Foundation prep work must be inspected before concrete is placed. During the foundation stage, the city inspector checks the footing size, excavation depth, formwork, rebar placement, hold-downs, anchor bolts, plumbing sleeves, and other elements required by the approved plans. In many jurisdictions, anchor bolts, dowels, and hold-down hardware must already be in place before inspection and before the concrete is poured. If something is missing or installed incorrectly, the inspector may require corrections before the pour can proceed.

In seismic areas, reinforcement and anchorage are especially important. The California Residential Code includes minimum reinforcement requirements for concrete footings in certain seismic design categories, and local inspectors typically verify rebar, anchor bolts, hold-downs, and related foundation details before the concrete pour.

For this project, we passed all required foundation inspections, including checks for hold-downs, footings, rebar, and related structural details. All aspects of the foundation were code-compliant and ready for the next stage of construction.
